In fact, fall can be a great time to sell – especially here in sunny Southern California. Although families with kids tend to move in the summer to coincide with the school year, there are still plenty of buyers out there who aren’t worried about that schedule. If you’re on the fence about putting your home on the market this fall, then here are 4 key reasons why now is a great time to sell.

There are fewer competitors

With spring and summer being the busiest seasons in the real estate market, there tends to be a reduction in inventory come fall. All those sellers who needed to relocate before the beginning of the school year have rushed to close on their homes by September. This means that as a seller, you’ll enjoy a reduction in competition. Fewer North County homeowners will have their houses on the market, making yours more attractive to would-be buyers.

There are more serious buyers

Although there are generally fewer buyers in the fall, the ones that are out shopping are more serious. In the summer, you may get many potential buyers coming through your home who are “just looking.” But those who tour your home now are more likely to be serious about putting in an offer. This is especially true if they want to complete their home purchase before the end of the year.

There are different types of buyers

As we said before, summer buyers tend to be those with families who want to relocate before school starts. In the fall, you’ll attract a wider range of buyers to your home who don’t have those same time restrictions. Fall is a great time for empty nesters who are looking to upsize or downsize. This time of year can also be great for millennial buyers who don’t yet have kids. You’ll also find that many would-be buyers are those who are relocating for work. Employers who are transferring employees will often wait until fall when the real estate market is not so competitive.

There’s still plenty of time before the holidays

Finally, you may be worried that you won’t have enough time to sell your home before the holidays. We agree that it can be more challenging to sell your home in those weeks between Thanksgiving and Christmas. But rest assured it’s only the beginning of September and Thanksgiving is still almost three months away. That’s more than enough time to find a buyer and close on the sale.
