Yesterday, the headline was “More Houses Sold in April than any month in the past 3 years.” I can believe it—these past few months have kept me hopping…showing lots of properties for sale to many home buyers. I’m not sure that buyers are ready for the multiple offers and overbids we are seeing. These are mainly due to the low inventory of houses for sale in San Diego.

Most buyers want to include foreclosures in their searches, but today’s headline, “Foreclosure rate half of what it was a year ago” may explain why there are so few foreclosed houses (REO’s) to look at. The default rate has dropped substantially from last year, leading to the need for a buyer to act quickly if he is interested in a home.

No one knows when we will notice a big turnaround in home prices, everyone has their theory. But putting a home on the market, and having it sell above full price, is familiar to those of us who have been selling real estate for many years. And it’s happening here in North San Diego County.
