Dressing up your House for Showings when it is on the Market

The clean walkway, balanced garden foliage, and bright white paint…you would likely expect the inside to be clean and organized too, right?

When a buyer comes through your house that is listed for sale, it is important to “dress up your house” for sale! Have you ever wandered through a model home for sale? The brand new homes that are for sale in the area by builders really shine and show how spacious the rooms can be, how inviting the entry, how warm and delicious the kitchen can be, etc. This was all taken into consideration long before you walked in!

Part of my job as a listing agent is to recommend subtle changes that will “warm up” or “bring to life” a home’s interior. So, when I take a look at your house before we put it on the market for sale, I will take the time to answer your questions, but will also ask you a few! I have sold over 3,000 houses for sale, so I might have some suggestions (that are really very simple) that you might not have thought of! Also, sometimes, it is easier to see these alternatives when it isn’t the house you have lived in yourself!

Some suggestions I usually give to people when getting ready to sell their house:

  • Clear the entry way of clutter: walking in and having some space to visualize where you will rest your hat, place your workout bag, or the dog’s leash is important. If that space is already taken up with someone else’s hat, umbrellas, box of papers, etc. it might be a bit harder to visualize!
  • Purchase matching, new, hand towels for the guest bathroom and the kitchen. A little bit of harmony goes a long way here…try to maintain a consistent “look” when picking these out…but still remain neutral and true to the overall design of the house for sale.
  • A clean, festive, simple centerpiece on the dining room table is enough: the model homes for sale often have dinner ware, cloth napkins, and wine glasses on the tables…but, chances are, you aren’t competing with that model home for sale.
  •  Cleaning off the kitchen table, end tables, and coffee tables is an easy de-cluttering rule! If you aren’t ready to part with these personal items, placing them all in a box tucked away for later will be a simple way to get this one checked off your list!
